Source Construction Process 101
Starting a construction project can be daunting, especially for homeowners with little or no prior experience. At Source Construction, we believe that an educated client leads to a happier client. To support you, we’ve developed a comprehensive client orientation process that clearly explains each step of your project.
- Plans/Drawings
- Collaborate with an architect or draftsman to create design plans that illustrate your project layout.
- Initial Visit
- Meet with someone from our team to discuss your project overview and outline your expectations.
- Rough Estimate
- Based on initial information, we provide a rough estimate.
- The estimate is signed by both you and a Source Construction representative
- A deposit is collected to kick off the design phase.
- Design
- Submit design plans to an engineer and obtain necessary permits.
- Finalize floor plans, select colors and materials, and nail down styles.
- Coordinate with a designer (if hired by the client) or work directly with Source Construction to finalize the scope of work.
- Complete the Source Construction Design Workbook with our Design Coordinator. (This step is crucial for ensuring accurate pricing and an agreed-upon plan moving forward.)
- Contract
- Our subcontractors will visit your project site to provide exact cost estimates.
- We’ll hold a proposal meeting to review the scope of work.
- A contract will be created and signed by both parties
- A project schedule is created
- Pre-Project
- Order essential materials such as flooring, cabinetry, and windows.
- Meet with your project manager to prepare the space for demolition.
- Demolition
- Remove existing structures as part of the remodeling process
- Rough Construction
- Complete framing, rough plumbing, electrical work, and structural components.
- Finish Construction
- Install flooring, trim, paint, hardware, and finish electrical and plumbing.
- Punch List
- Review the project with you as we near completion.
- Create and execute a punch list to address any remaining tasks.
- Contract Close Out
- Review the final invoice and collect the final payment.
Following these steps ensures that each phase is completed before moving on to the next. For instance, we wouldn’t start demolition until all designs and plans are finalized, and we won’t close out the contract until the punch list is complete. Adhering to this outline is crucial for accurate costing.
Client’s Role
As a client, your involvement is essential for a smooth construction or remodeling process.
Design: It’s your responsibility to select specific products and layouts for your home. While we are skilled builders, we’re not a design firm. We’ll provide a Design Pack to assist you in making these selections. Our Design Coordinator will work closely with you to ensure all decisions are documented in our Design Workbook and signed off by you. Please note that design assistance is charged hourly and deducted from your initial deposit.
Change Orders
Change orders are necessary for any adjustments to the original designs and plans. They help keep the project on track, ensuring the final outcome meets your expectations. Each change order details what has been modified, including any cost adjustments. Both the contractor and client must sign off on change orders to confirm the agreement. To initiate a change order, simply reach out to your site manager.
